Swazi E. Taylor, ESQ.

Swazi E. Taylor, Esq. is a native Southern Californian and has lived in the Pasadena community for nearly 30 years. Mr. Taylor pursued his undergraduate studies at Boston University where he was awarded a dual-degree in the disciplines of Political Science and International Relations, with honors. Upon graduation, Mr. Taylor enrolled at the University of Southern California, Gould School of Law, as a recipient of the Crispus Wright Scholarship. His rigorous curriculum included the study of Real Property, Mortgage Law, Real Estate Finance, Real Estate Transactions, and Land Use. Mr. Taylor regularly attends the annual Crocker Symposium on Real Estate and the Law, has participated in various CEB programs on foreclosure, unlawful detainers, and property tax.

For the duration of his professional career, Mr. Taylor has been committed to being a mouthpiece for the disenfranchised, and that commitment continues today. In his early years of practice, Mr. Taylor worked as an associate with the Cochran Firm, Criminal Defense Section. While with the Cochran Firm, Mr. Taylor developed a keen sense of his clients' goals and excelled in case management. Representing clients in Northern and Southern California and traveling to Pennsylvania and London, England on behalf of clients, Mr. Taylor's practice has been diverse and challenging.

Following the Cochran Firm, Mr. Taylor gained practical experience as in-house counsel in the mortgage industry. As in-house counsel, Mr. Taylor became adept at drafting contracts, performing due diligence, and complex legal research. Mr. Taylor has significant knowledge concerning RESPA regulations, FHA and HUD regulations, as well as relevant portions of the UCC and California Business and Professions Code. Mr. Taylor has drawn upon this knowledge to obtain dramatic results for his loan modification clients. His successes include principal balance reductions in excess of 50%, interest rate reductions exceeding 5 points, the cancellation of foreclosure sales, and the reinstatement of mortgage loans in default.

In addition to his commitment to the clients of Taylor Mortgage Lawyers, Mr. Taylor sets aside time for pro bono work. Representing very low and low-income clients, Mr. Taylor has fought for tenants facing unlawful evictions and fought for defrauded consumers.

Mr. Taylor understands high-stakes litigation as well as arm's length negotiations with third parties. At Taylor Mortgage Lawyers, Mr. Taylor advocates for homeowners and places their interests as priority number one.

Mr. Taylor is admitted to practice law in California and before the United States District Court, Central District of California.
